Taiwo Salam & Co. Properties Ltd has expanded its Property Management and Gated Estate Management services, saying the move is aimed at addressing persistent operational challenges affecting residential estates and protecting long-term property investments across Nigeria.
The Ibadan-based real estate firm said the expansion became necessary as the rapid growth of gated estates and mixed-use developments continues to expose deficiencies in estate administration, maintenance, financial management and governance.
The company noted that while gated communities have improved urban living through enhanced security and infrastructure, many estates still struggle with poor maintenance planning, weak financial administration, inconsistent service delivery and ineffective operational management.

According to the firm, its expanded Property Management Service covers tenant relations, lease administration, rent collection, property inspections, preventive maintenance, contractor supervision, financial reporting, tenancy documentation and legal administration.
It added that the specialised Gated Estate Management Service would support estate developers, residents’ associations and facility managers through estate administration, security coordination, service charge management, infrastructure maintenance, waste management, landscaping, emergency response and community compliance.
The company also unveiled its proprietary OurProperty NG digital platform to improve transparency and operational efficiency.
It explained that the platform provides property owners and authorised estate executives with access to payment records, maintenance reports, inspection updates, resident requests and financial summaries.
The firm stressed that integrating technology with professional expertise would improve accountability, strengthen communication among stakeholders and simplify estate administration.
Taiwo Salam & Co. Properties Ltd further emphasised the importance of preventive maintenance, saying regular inspections and planned maintenance schedules would reduce long-term operational costs, extend the lifespan of infrastructure and minimise disputes within residential communities.
