Periwinkle Empire Enters Abuja Market with $150m 20-Storey Residential Project

Periwinkle Empire has announced plans to develop a 20-storey residential tower valued at more than $150 million in Abuja’s Central Business District.

Known as Royalties Abuja, the project is being developed in partnership with Prime Luxury Address Ltd and is located opposite the United States Consulate.

The partnership was formalised on October 6, 2026, during a consortium agreement signing and the official handover of the project site.

Chairman of Prime Luxury Address Ltd, Dr Peter Adejoh, said the partnership was established to develop a premium residential project while contributing to employment and economic activity in Abuja.

“Royalties Abuja represents more than another addition to the capital’s skyline. It is a deliberate investment in quality, employment and the future of Abuja’s real estate market,” Adejoh said.

For Periwinkle Empire Chairman, Dr Chiedu A. Nweke, the project marks the company’s first major development in Abuja and forms part of its expansion beyond Lagos.

Nweke, who is known as the “King of High Rise,” said Abuja was selected because of its strategic importance, prime locations and long-term investment potential.

He added that the company’s experience with high-rise and luxury residential developments in Lagos would support the delivery of the Abuja project.

Following the signing ceremony, the development partners proceeded to the site for the formal handover of the land to Periwinkle Empire and its main contractor, Al Mansour Contracting Limited.

Representing the contractor, Engr Wael Mansour said Al Mansour Contracting would apply international engineering and construction standards throughout the project.

He said the building would feature contemporary design, engineering and finishing, with the developers targeting LEED certification for sustainability, energy efficiency and environmental performance.

Tunde Olatunji, Managing Director of Periwinkle Condos, said Royalties Abuja would be a major addition to the capital’s residential property market.

He described the project as a high-value investment with a development value exceeding $150 million and said it was expected to set a new benchmark for luxury residential development in Abuja.

Nollywood actor Ikechukwu “IK” Ogbonna, who attended the ceremony, also welcomed the development and said his increasing involvement in real estate provided an opportunity to contribute to Nigeria’s economy.

Detail Commercial Solicitors is serving as lead counsel on the project, while Deloitte is providing financial and transaction advisory services.

The developers said the project would create employment during construction and after completion, while generating additional economic activity for businesses and professionals involved in the development.

The Abuja project expands Periwinkle Empire’s luxury real estate portfolio beyond Lagos, where the company has undertaken developments including projects in Lekki Phase 1.
