An Estate Surveyor and Valuer ESV Peter Eke said a poorly managed property is a landlord nightmare .
He said the landlord when the property is dilapidating fast and tenants are not paying their rents as and at when due it becomes a major problem to the landlord.
Speaking in Abuja yesterday, ESV Eke explained that property management has to do with taking care of property and making sure that it is in a proper working condition.
“All aspects of maintenence are in top shape with good return of investments due to well selected tenant who pay premium rents and at the agreed date”.
According to him this is where the Estate Surveyor & Valuer comes to the rescue.
“For example: Estate Surveyors are involved in rent collections, maintenence and service change administration of the property.Over seeing the day to day operations maintenance and repairs”,he noted .
He said estate surveyor are involved in letting finding and vetting tenants, negotiating lease and collecting rent.
He noted that estate surveyors and valuer providing expert advice on property investment and management .
He said such advice like
“Dispute resolution, resolving conflicts between landlords, tenants, and other stakeholders.Rent review, negotiating rent increase or decrease and ensuring fair market rates”.
Others are Property maintenance, coordinating repairs, maintenance, and ensuring fair repairs and refurbishment.
Compliance, ensuring properties meet legal and regulatory requirements.
He emphasized that the Estate Surveyor brings expertise, professionalism, and a deep understanding of the property market to manage and maximize the return on the investment.
