An Estate Surveyor and Valuer ESV. Obiageri V. Acholonu, said advance digital technology is very efficient for alleviating operational land management issues in Nigeria

ESV. Acholonu stated this in Abuja yesterday.

She said advanced digital technology have revolutionized land management in modern dispensation.
“ Technologies like
utilization of internet resources on the web, integration of artificial intelligence such as robots and employment of unmanned air vehicles like drones have made land management easier”.

She explained land as the solid component of the earth crust is geographically fixed and heterogeneous in nature.

According to her land is characterized as a factor of production that’s has largely influenced man’s desire to utilize land as a functional base capable of meeting his needs in terms of living, building and working.

“ The overall task of coordinating, supervising, directing and organizing the ever-increasing human activities on land is burdensome owing to physical barriers and distance between points separated by geography”.

Information Communications Technology
(ICT ) Advantage
She reiterated that, the evolution of information and communication technology (ICT) have presented huge potential of offering practical solutions that is result driven towards addressing the shortcoming of multifaceted issues encountered in engineering, construction and management of land in the built environment.

Nigeria Issues of Land Management

She said in Nigeria, land management issues seem not different from other developing countries.

“Most land in Nigeria is without registered titles, reasons being that, applicant of land titles are discouraged by the lengthy duration taken in processing their application”.

She further noted that, with this delay, data obtained from applicants stays over a long period time and sometimes misplaced due to decay and physical damages which renders collected information invalid when retrieved for subsequent uses.

Environmental Issues Factors

She said that environmental, health and safety risk such as flooding, building collapse and insecurity can be sufficiently tackled using Artificial Intelligence (AI) and robots and drones which develop simulations from ok data obtained during past events in order to build proactive models to avert repetition or future occurrences.

Conventional Land Management Approach

She said Conventional land management approach in developing countries, lack efficiency due to poor innovative practices which include strenuous physical site visitation, manual record entry and documentation, obsolete working equipment and recruitment of personnel having little or no technical know-how.

These limitations have given rise to labor intensive processes which have unavoidably introduced issues of gross time wasting, regular data misplacement and consistent human errors in data processing.

Developed Countries

Speaking on how developed countries handled land management operation, she said the enhancement of business operations in land management through the effective application of computerized processes have substantially addressed lingering problems witnessed under the traditional method.

She said with advance digital technology the delay in processing spatial data in developing countries could be eliminated with high accuracy and speed using cutting-edge computer programs which efficiently captures geo-codes electronically produce maps in a space of minutes when compared to the traditional management style .

She said the traditional style comprises of manual data entry and processing which enormously consumes time and creates vulnerability of data quality to human errors caused by the complexity of analysis, fatigue and unfavorable external conditions.

Solutions to Land Management Operations in Nigeria ESV. Acholonu said
the situation of things in Nigerian land management operation, could be resolved through the integration of digital technology which has the capacity of building reliable database capable of being queried in real-time to retrieve data uploaded in online storage platform such as clouds.

She said the safety and protection of data will be greatly enhanced without fears of damage or losses.
