Maintenance improves value of property -ESV. Auta Usurhyul

An Estate Surveyor Auta Usurhyul said property maintenance improves the value and standard of a property.
ESV. Usurhyul made the disclosure during a chat with Peoples Daily yesterday in Abuja, stating that maintenance of building is a combination of administrative and technical action in ensuring that the structure, fixtures and fittings of a property is in proper standard and functionality.
The Estate Surveyor who give an insight saying that ,when properties are poorly maintained they no longer look valuable “ the property becomes shabby and uninhabitable thereby lowering the value of the property.
According to the him,”If it is an income yielding property, the sale and rental value will reduce and it will not be attractive to potential clients.
He further explained that there is a need for people to understand the different types of maintenance of property. Speaking further he said Scheduled maintenance is important in property maintenance.
“This is a type of maintenance which is programmed to take place on a particular date after a specific period of time.”
He citing an example of maintenance for instance, painting of buildings every 2 years, most especially in January during the dry season. Another example is cutting the lawns and trimming of flowers in the property once every week will keep the value of such property attractive.
Similarly, he added by throwing more light on Instant Maintenance as a type of maintenance that takes place once there is a problem with the property.
He said this type of maintenance is done to solve existing problems before it deteriorates into a bigger problem.
Usurhyul said “a minor small crack on the wall if not treated and repaired immediately can result to a bigger crack that can result into collapse of the building.”
He called on individuals, private companies and government to engaged the services of Estate Surveyor and Valuer to manage the property for them.”we need to cultivate the culture of property maintenance in our society”.
Adding that, the Estate Surveyor would be in charge of making sure that the property is well managed and maintained.
He also advised private organizations and individuals to always patronize professionals for their real estate needs to avoid future regrets.
