
An Estates Surveyor and Valuer ESV Obameso Paul said Proper parking spaces should be considered in commercial properties .
ESV Paul stated this yesterday in Abuja, while chatting with Peoples Daily .
He disclosed that
commercial real estate is a growing sector now in Abuja.
“Yet service delivery has not kept pace with rising demand. In Wuse 2 and Maitama, two of the most important commercial districts in the city, problems such as weak facility management, unclear service charges, and compliance issues continue to affect growth”.
He added that an Estate Surveyor and Valuer is central to solving these challenges.
“By improving the service delivery, a surveyors can restore confidence among investors, tenants, and regulators”.
He explained that “In Wuse 2, parking shortages and traffic congestion discourage business growth and limit customer patronage. In Maitama, tenants paying premium rents often complain about unreliable services and lack of transparency in facility charges.”
He said these issues show the urgent need for a new approach.
“Commercial real estate is not just about buildings; it is about delivering services within an environment that keeps businesses running”, he added
He said this is a new Ideas for Better Service Delivery such as Digital Compliance and Transparency.
He said all commercial properties should have their approvals, rate payments, and safety certificates recorded in a digital system. A QR code displayed at each property would allow regulators, tenants, and investors to check compliance instantly.
“This will reduce disputes and protect owners from sudden demolition or sanctions”
Tenant-Centred Service Management
Service delivery must go beyond rent collection. Surveyors should introduce Service Level Agreements (SLAs) that define service standards such as power supply, security, cleaning, and quick response to complaints.
“This would assure occupants of reliable services and improve retention in a highly competitive high-street market”.
Others are Reliable Market Data. The Abuja property market still lacks credible data.
He emphasized that a commercial real Estate Observatory led by NIESV should publish periodic reports on rents, service charges, and occupancy.
“This will help landlords fix fair rents, guide tenants in negotiations, and assist government in policy planning.
